Florida Buyer Broker is an exclusive buyer broker (EBA) real estate company. Exclusive does not mean "expensive." There is no additional cost to obtain my specialized buyer broker services. I help buyers find homes, condominiums and properties in Lee and Collier Counties.
In the State of Florida only a buyer broker can legally negotiate for the lowest price and best terms for the buyer and must take care of the buyers' best interest. Only a buyer broker is required to keep the buyers financial status confidential. I take only the buyers side and offer buyers over 30 years of Southwest Florida real estate expertise and negotiation skills.
Exclusive buyer broker companies are "Single Agency" real estate companies. They never list seller's homes or property for sale and they never represent the seller in a real estate transaction.
Florida Buyer Broker does not list any seller properties for sale. So, there is never a conflict of interest between the buyer and the seller. My exclusive buyer broker office is compensated by the real estate commission already built into the property by the seller´s agent when they list a property for sale. In order for a sellers' listing to be entered into the REALTOR® MLS searching system the sellers' listing agent must share some portion of their commission with all other real estate agents which includes exclusive buyer brokers and buyer agents.
The State of Florida assumes all buyers know all Florida real estate brokers and agents are considered to be Transaction agents who do not represent the buyer and who have limited liability in the real estate transaction. Dual agency where both the buyer and the seller are represented by the same agent is illegal in the State of Florida. Agents are not required to tell you or disclose anything to you in writing when they DO NOT represent you.
Only Single Agents who DO represent the buyer exclusively are required to make written disclosure to the buyers. There is a sample of the Single Agency Disclosure form on the left side of this homepage on the menu bar which says Single Agent Disclosure. A disclosure is not a contract, it is a simple statement of facts.
Some agents will start out saying they will be your buyers' agent as a "Single Agent," however, they will have you sign another statement which also allows them to "change," their relationship to a Transaction Agent, who no longer represents you. When you become interested in any of their sellers' listings or any of the other agents seller listings in their office, there will be a conflict of interest. They change back to a Transaction Agent who not longer represents your best interest. Florida Buyer Broker is always a Single Agent, exclusive buyer broker and never does a "bait and switch" to a Transaction Broker.
Just because someone is an Accredited Buyers' Agent (ABR) does not mean they are an "exclusive" buyers' agent. They may also list sellers properties and may need to change to Transaction Agents who do not represent you.
Working with an exclusive buyer broker like Florida Buyer Broker guarantees you full representation. My office DOES NOT require a written buyer broker agreement, buyer broker contract or retainer fee. Many other offices will have fees for buyer broker services and they may require a written agreement. Buyer Broker Contracts or Agreements require the buyer to pay the buyer broker a minimum amount of compensation. They are written to protect the buyer broker, not the buyer. Florida Buyer Broker earns the buyers' loyalty and accepts the shared commission offered by the listing agent and the compensation offered to buyer brokers by builders to represent buyers.
